Document Recording
File finalized documents, such as deed, with the appropriate county Clerk of Courts to legally transfer ownership.

Title Search and Examination
Conduct a thorough search of property records to verify ownership, identify liens, judgments, or other encumbrances to ensure a clear title transfer of title.
Document Preparation
Collect necessary closing documents (payoffs, taxes, etc.), issue title insurance policies and prepare documents for closing (settlement statement, Closing Disclosure, document stamps, deed, etc.)
Comprehensive Title Insurance
Title insurance provides financial protection against financial losses related to undiscovered defects in a property’s title and defense of your ownership rights.
There are TWO types of title insurance policies, but only one protects your ownership rights.
Owner's Policy
This policy protects your ownership rights as long as you or your heirs have an interest in the property. If a claim is made against your property after purchase, your title insurance covers defending your ownership rights.
Loan Policy
This policy, usually required by lenders, protects the lender’s financial interest but does not protect your property rights.
